Denver
is known for the variety of its delightful neighborhoods. Cherry
Creek is famous for posh shops and a renaissance of upper end residences.
Lodo has it's lofts and sports venues. Washington Park is known
for classic bungalows and a major urban park. Highlands has
an eclectic mix of Victorian, art deco, and mid-century architecture.
This list could go on.
Emerging as one of Denver's great opportunities for
redevelopment is the Eisenhower Park neighborhood. The park
that lends its name to the neighborhood is an undiscovered treasure,
with playing fields, tennis courts, a public pool, and a much-used
rec center -- all organized along the cottonwood lined Highline canal.
Barely noticeable from busy Colorado Boulevard, the park extends east for several blocks. The surrounding neighborhool consists primarily of small, single-story homes. But the site on realtively large lots -- which is where the real opportunity lies. A typical lot in Cherry Creek or Washington Park is 6250 square feet; a lot near Eisenhower Park can be anywhere from 7800 to 12,000 square feet or more.
